Challenge
Built in 1973, 30 Montgomery St. had been relatively untouched since its construction. As part of a $20 million project to update the building and re-introduce it to the marketplace, Valcourt was responsible for upgrading the façade and determining the best color scheme that would provide a positive first impression to tenants and visitors. With roughly 70% of tenants still occupying the building and the location being in a very busy area of the city, Valcourt needed to develop creative solutions to avoid any disruptions and complete the full scope of work.
Solution
To help the client visualize the final product, Valcourt mocked up a series of color options on the exterior itself. After evaluating many alternatives, Onyx Equities decided to recoat the exterior with an elastomeric coating. It would be placed over the precast panels to give it a lighter color and more contemporary look. Over the next several months, Valcourt pressure washed the facade, replaced all of the sealants from and applied the elastomeric coating to the façade with zero change orders — a testament to great pre-planning and a true building partnership with all parties involved.
