Challenge
When GoldOller secured this asset, there was a premium placed on getting the renovations started as quickly as possible. The goal was to transform the property formerly known as Charter Court Apartment Complex and reintroduce it to the marketplace as one of Philadelphia’s most luxurious options in residential living.
With two 11-story towers, 512 total apartments, and 300 of the units being completely renovated, several different teams of contractors and vendors needed to work alongside each other to perform their specific roles so that this multi-million-dollar project could be completed within its 12-month timeline. To further complicate matters, both buildings would also remain tenant occupied throughout the duration of the project.
Solution
Valcourt mobilized and set up swing stages within one week of signing the contract. Both apartment buildings were upgrading to central HVAC systems, so we needed to remove PTAC units from the facades and fill in the empty space with bricks in conjunction with performing masonry repairs and installing joint sealants. Then, we coated the entire facade with a new elastomeric, gray coating to help ensure waterproofing integrity while also adding an upscale, modern look to the property’s aesthetics.
When a project has this complex of a scope and several different contractors need to work on the property simultaneously, it’s only natural that scheduling and coordination can become challenging. To support Joe Eisenstein, GoldOller’s Director of Facilities, with this process and to ensure the work was being performed as efficiently as possible, Valcourt’s Onsite Supervisor Angel Sagnay went above and beyond to help keep the project on schedule by taking a lead role in coordinating the work with all parties involved, as well as supporting in other areas if unexpected issues arose.
12 months later, the project was completed on time and within the budget – and Valcourt had no change orders based on the original contract, much to Mr. Eisenstein and GoldOller’s team’s delight.
