Challenge

Located between the picturesque yachts moored in Sarasota Bay and trendy downtown Sarasota, Bay Plaza is a mixed-use condominium including retail, office and 100 world-class residential units. Edward J. Seibert FAIA, world renowned architect, designed the building 25 years ago. His architectural style is remarkably suited to Florida’s semi-tropical environment and his strong geometrical forms provide excitement on the waterfront.

Valcourt Building Services, teaming with Delta Engineering and Scott Paint, was awarded the contract to waterproof the 15-story building. Challenging elements of this project included the removal of blistering coatings and painting the huge number of metal window louvers.

Solution

Condominium Manager Nancy Hall, LCAM, represented the interests of the owners and insisted on open and ongoing communications especially for a job as large and complex as this project. The teamwork on this project has set it apart. Scheduling the entire job with no confusion about the expected quality was paramount. Delta provided timely inspections and Valcourt went the extra mile to fulfill the high-standards.

The project solution required repairing cracks, restoring transitional wall sealants, removing multiple layers of blistering coatings, removing and replacing perimeter sealants, repainting metal window louvers, and recoating wall surfaces. The parking garage also received attention with the removal and application of a trafficable membrane to the upper deck.

With the restoration competed, owners are celebrating the building’s 25th anniversary with delight and enormous pride.
