Challenge
Situated 30 minutes from Hartsfield Atlanta International Airport, this Class A office building has three floors and provides workspace for multiple tenants. Built in 1999, the property underwent a renovation in 2012.
As time passed, however, a combination of age, moisture, and temperature fluctuations caused sealant deterioration at windows and other joints throughout the building and grounds.
The property manager selected Valcourt Waterproofing & Restoration to perform joint sealant repairs as well as power washing services to remove surface buildup, enhance curb appeal, and extend the lifespan of building materials.
Solution
Our team removed failed window gaskets and sealants and replaced all glass-to-metal and all metal-to-precast sealants. In addition, we removed and replaced all sidewalk-to-building sealants.
Extruded tape was installed at all mullion-to-mullion window joints using silicone seal. Rust removal was performed at pillar-to-masonry joints followed by priming and re-painting of pillars. Caulk was applied at masonry-to-concrete joints. Lastly, we power washed the façade and applied repellant sealer.
Except for a few rain delays, work was completed without any complications. Newly restored concrete and joint sealants ensure the building is well protected from water infiltration.
