Challenge

Orchard Hills, an upscale condominium in Northern NJ, was built in the mid-1980’s. Cambridge Management, a first-time client of Valcourt, called for a building evaluation because of numerous leaks in the building’s facade. While performing the inspection we discovered the original caulking had deteriorated and was allowing water infiltration. We also found numerous cracks in the EIFS (Exterior Insulation Finishing System) due to stress caused by the thermal movement of the facade.

Since the condominium is situated above an active parking deck, and no other parking is available in the immediate area, it was a challenge for Valcourt to complete the extensive repairs while not inconveniencing tenants or causing damage to their cars.

Solution

Valcourt performed a complete recaulking of the building, extensive EIFS repairs and a power washing of the façade. After the work had begun, the tenants also decided to change the building’s color scheme by adding multiple colors and shades to a one-time monochromatic structure. This required our mechanics to carefully follow the design laid out by the owners. Painting of all exterior doors and railing was also requested, which really transformed this once dull condominium to an up-to-date, modern facility.

To accommodate the tenants’ parking concerns, Valcourt dissected the work into small segments so that work could be started and completed quickly, allowing the tenants to get back into their parking spaces in a timely manner.
