When water infiltration was observed in two second-floor rooms, their director of engineering immediately reached out to ProXpress to help determine where the leak originated. Understanding this key detail helps ensure the proper repair and prevent recurrence.
Solution
Our ProXpress technicians mobilized quickly to the area where water was reported. First, an inspection occurred to uncover the source of the leak. Next, work commenced on the façade of the second floor. Technicians removed 12-inches of EIFS at the transition of the brick at rooms 104 and 109, removed the existing flashing that wasn’t shedding water properly, and re-sloped the brickwork below for proper drainage. After the flashing was set, the EIFS system was replaced and coated, and new sealant was installed.
Additional work occurred at the tennis court and mechanical room. Failed sealant was removed, reset, and resealed above columns near the court. Flashing was reset at a column near the mechanical room entrance and failed sealant was replaced as well.
The post-job Service Record included photos of all procedures performed as well as images of compromised areas for monitoring or future repair.
