Restoring Building Health at Wellstar Windy Hill Hospital

Valcourt was approached by Wellstar Health Systems to address critical leaks and restore the aging façade of its Wellstar Windy Hill hospital in Marietta, GA.

Faced with budget constraints, our client initially believed the full scope of work was unattainable. Over the next 12 months, our team partnered closely with their facility manager to value-engineer the project, creating phased timelines and customized budgets for each stage. This collaborative approach ensured the project could move forward within scope, demonstrating Valcourt's commitment to provide flexible solutions without compromising quality.

The six-month project began with a thorough pressure washing of the hospital’s exterior, including the patient tower, ER area, administrative building, and a two-story parking garage. Our team then addressed damaged stucco and EIFS in various areas around the facility. We installed new window perimeter sealants and added control joints in the stucco and EIFS to enhance structural flexibility. Additional work included refinishing a metal awning and repainting ornamental metals. Lastly, we applied an elastomeric coating to the entire façade. This coating not only protects the building from water infiltration but also enhances its appearance with a durable, lasting sheen.

Upon completion, the facility manager expressed immense appreciation for the time and effort we dedicated upfront to ensure the project could proceed according to scope. As a result, we were awarded additional work on the spot.

The next phase of the project will focus on the back side of the building and will include joint sealant upgrades, replacement of existing and adding new expansion joints in the parking garage, and the construction of a retaining wall.
