Overview
Located in Atlanta's Northwest-Cumberland area, this Class A office building boasts direct highway access and close proximity to shopping and dining along with breathtaking views of the city. When standing on the fifth-floor balcony, however, something else was evident.
Joint sealants along the balcony appeared weathered and deteriorated. The property management team quickly contacted Valcourt to repair this area along with failed sealants on the roof. Initially, we anticipated our time on site to be brief. However, to our delight, our high-quality workmanship resulted in the award of a much larger project scope.
During the first mobilization, our team cut out and replaced silicone sealant joints at 14 locations on the fifth-floor balcony. In addition, we installed silicone tape at all metal-to-metal joints at the roof parapet wall. Following the success of these repairs, our client requested extensive additional work on their parking deck. Issues included distressed staircases, deteriorated joints, concrete damage on walls, slabs, and wheel stops, and rusted electrical conduit.
Solution
Our team tackled the embankment wall first—we repaired spalls, sealed cracks, pressure washed, and recoated it. Next, we routed and sealed joints, pressure washed, and applied pedestrian traffic coating to walking surfaces. To fix corroded metal stairs, we first ground the metal to remove rust before applying primer and an acrylic finish coat.
For concrete slab repairs, we performed crack routing and installed new sealant. Next, spalls were repaired on overhead slabs. Along the north-facing retaining wall, we routed and sealed cracks with a hydraulic cement sealant. A damaged concrete wheel stop was removed and replaced, and a misaligned wheel stop was reset. An entire stairwell suffering from wear and tear was rejuvenated with concrete repairs, structural crack injection, joint sealant repairs, and metal repairs. Finally, our team carefully removed rusted electrical conduit and patched concrete at anchor locations.
