Condominium Leak & Deck Repair

Residents of this condominium in Wildwood, NJ, own a beautiful piece of paradise overlooking the Jersey shore. While the views are spectacular, its oceanside location exposes the building envelope to continual wind, sea spray, salt, and sun. As a result, frequent inspections are needed to preserve the property.

Reports from recent assessments revealed progressive deterioration of the property’s sundeck due to weather and moisture. When storms brought heavy rain and wind gusts to the area, another issue surfaced. A resident on the fifth floor noticed water leaking into his unit and quickly reported it.

With no time to waste, the association manager called ProXpress. She knew our team could handle both the water infiltration and deck repair immediately.

First, our team performed water testing to identify that water was entering the unit through the louvers of a packaged terminal air conditioner (PTAC). Additionally, a failed membrane was allowing water to flow into the unit below. Our team made temporary sealant repairs to stop leaks.

Next, we got to work on the sundeck. Technicians pressure washed the surface and applied primer. Following this, coating was applied, and round aggregate was evenly distributed into the wet coating. Once cured, loose aggregate was removed.

Upon completion, we provided our client with a Service Record containing photos of work performed as well as additional areas of visible defects to assist with budgeting for future repairs.
