Inspection
We survey and document the building exterior and roof to identify emergent problems or conditions that should be addressed such as loose bricks; spalled concrete; delaminated coatings; cracked caulking; clogged drains, scuppers, and gutters; deteriorated edge metal, coping, and terminations; OSHA compliance requirements; and much more.
During a roof inspection, our team will also remove and properly dispose of organic debris to help promote positive drainage and maintain overall roof performance. This also satisfies the manufacturers' suggestions to maintain warranties.
Preventative Maintenance
Preventative maintenance helps preserve asset conditions, extend service life, and avoid the cost and disruption of premature failure. ProXpress provides tiered roof maintenance programs that provide varying levels of inspection, maintenance, and repair services based on portfolio size, operational needs, and capital planning objectives. Identifying the source of the leak is our #1 priority. We have a 100% testing mentality to accurately identify the source of the leak and make the proper repairs.
For example, we can perform destructive testing to provide definitive proof that failed sealant joints are allowing water intrusion into the building, or we can conduct targeted roof investigations to determine whether compromised flashing, punctures, or open terminations are the source of the leak.
Water Infiltration Testing & Repair
We use water testing to recreate the leak and determine with certainty which hole is causing what leak. Water testing also helps rule out areas that did not leak.
Minor Exterior Repairs
These are typically nuisance repairs that are difficult to find contractors to do because they are relatively small, low-cost repairs. We provide minor exterior repairs for concrete, masonry, sealant and waterproofing issues on buildings and parking decks.
Roof Repairs
Issues on the roof can be hard to address — yet they often create the biggest headaches for property managers. We provide efficient, cost-effective repairs to sustain the current condition of the asset such as sealing exposed fasteners, seams, and penetrations; resealing of pitch pans; and other touch-ups using compatible materials.

Emergency Safety Repairs
When unexpected hazards arise, immediate response is critical. Our ProXpress crews deliver emergency exterior and roof safety repairs to prevent active leaks, interior damage, or system failure.
Examples include a window mullion dangling off the side of the building or localized storm-related flashing repairs on the roof. This rapid intervention helps reduce liability and protect building occupants.
Temporarily Secure Cracked or Broken Windows
Unexpected window damage causes safety concerns and needs immediate response. We provide temporary repairs to secure cracked or broken windows. Typically, “temporary” means the repair will last 1-3 years. This is enough time to fix the immediate need and provide a follow-up proposal for a more permanent repair where we can provide a warranty.

We schedule time with you one week after the date of service to discuss additional areas identifiedthat we recommend for repair. This proactive planning enables you to appropriately budget for repairs and make informed decisions about the future maintenance of your building and roof system.
