Challenge
Residents of this condominium own a beautiful piece of paradise located on the Wildwood boardwalk overlooking the Jersey shore. While the views are spectacular, its oceanside location exposes the building envelope to continual wind, sea spray, salt, and sun. As a result, frequent inspections are necessary to protect and preserve the property.
Reports from recent assessments revealed progressive deterioration of the property’s sundeck due to weather, moisture, and thermal damage. The association manager knew repairs were needed soon. But mother nature had other plans.
When remnants of Hurricane Ian brought heavy rain and wind gusts to the area, another issue surfaced. A resident on the fifth floor noticed water leaking into his unit and quickly reported it. With no time to waste, the manager called ProXpress. She knew our team could handle both the water infiltration and the deck repair immediately.
Solution
First our team conducted water testing where the leak was reported. Water was observed coming into the unit through the louvers of a packaged terminal air conditioner (PTAC). Additionally, a failed membrane was allowing water to flow into the unit below. Technicians made temporary sealant repairs to stop leaks.
Next, we got to work on the sundeck. Technicians pressure washed the surface and applied primer. Following this, coating was applied, and round aggregate was evenly distributed into the wet coating. Once the surface was cured, our team swept off loose aggregate, completing the process to restore proper waterproofing to the deck system.
When work was finished, the ProXpress team provided our client with a Service Record containing photo documentation of the procedures performed. Additional areas with visible defects were also photographed and detailed including failed membranes along the façade as well as cracked/spalled concrete on sidewalks.
