With stunning views of Corpus Christie Bay and Harbor Bridge, the Cosmopolitan is a luxurious apartment complex in downtown Corpus Christi. Even with easy access to the beach, and a resort-style pool, the last thing tenants expected was water damage to the property. After finding leaks on the pool deck and deteriorated sealants on the outside of the building, property managers turned to The Valcourt Group for help.
When our team of experts arrived, they performed a leak investigation and discovered not only deteriorated sealants around the building but also faded wall coatings on the façade. The pool deck had several leaks and needed a waterproofing membrane. They knew access to some parts of the building would be difficult to get to. Our team also had to complete this project around summer storms and tenant schedules.
Even though access in the courtyard was limited, our team was able to use our ReachCraft system to perform work on the façade. They also kept the lines of communication open during weather delays and material shortages. Our team removed and replaced all deteriorated sealants. They pressure cleaned the façade and applied fresh, protective wall coatings on the exterior of the building. On the pool deck, our team removed existing pavers, the sand bed, drain mat and the damaged waterproofing. Then, they installed functioning dual tier drains and a new AVM Aussie tight membrane on the entire plaza deck. They finished by reinstalling the pavers per the original design. The building and pool deck look better than ever.
