The Tides at Tops’l is a luxury high-rise condominium located in the gated community of Tops’l in Destin, Florida. Like many other tall structures in Florida’s panhandle, The Tides at Tops’l felt the force of Hurricane Ivan.
The post-hurricane repairs demanded the skills of James Fell and his hand picked team at Building Engineering and Consultants, Inc. (BECI). A plan of attack was developed which focused on restoring both the damaged exterior wall system and roof.
Working in conjunction with the engineers and roofing contractor, Valcourt assumed the challenge of repairing the damaged exterior insulation finish system (EIFS), re-texturing balcony ceilings, and coating both the walkway and balcony decks with a urethane-base coating system. Additionally, the application of an elastomeric coating secured the exterior walls from wind-driven rain and moisture intrusion.
Control joints throughout the building were cut out and replaced. Perimeter sealants around windows and doors were also removed and replaced. Prior to coating the balcony decks, a leveling compound was applied to the concrete to keep water from ponding against the building walls. When the job was completed, the owners received a 10-year labor and material warranty on the building’s exterior along with Valcourt’s unique workmanship warranty.
Hurricanes have always been, and always will be, traumatic. Damage from strong winds and driving salt-laden rain can destroy not only a building’s watertight envelope, but its structural members as well. Tonight the owners at The Tides at Tops’l can rest easy knowing their homes and investments are sturdy and dry.
